We had a 40 acre vacant lot located in Yucca, AZ (Lake Havasu area). We owned the lot jointly w/ my husband's parents. I researched zillow.com for sold sales in the development where our lot is located and found that Janice had the most sales and her close rate was the fastest. I reached out to Janice via her website https://www.janicegould.com and inquired about selling our lot w/ her. She responded quickly with a phone call and I explained that we wanted to sell the lot and have her represent us in the selling process. I disclosed that the owners of record live in 2 different states, the vesting's were in Trusts and that 1 of trustees is deceased. Not an easy set of circumstances. But she agreed and got the ball rolling the same day. She used both text messaging and emails to provide us w/ photos of the lot, flood information and other comparables in the development. We took all of her information and decided on a sales price. She agreed our asking price was reasonable and would most likely sell quickly but warned us that vacant lot sales can take up to 6 mos. or more. That same day she had our listing on the market in the local MLS system. She was in constant contact w/ us and w/in 90 days submitted to us a cash offer to purchase. We countered and the buyer accepted. 20 days later the sale was CLOSED and all of the logistics was excellently handled by the Title Company she chose on our behalf. We signed all papers remotely and our proceeds were transferred directly into both Trust accounts. To say the least, Janice Gould, knows her market, is extremely communitive, provides excellent customer service and is outstanding as a realtor. Highly recommend Janice for any type of buy/sell transaction in the Lake Havasu area.
